Escrow Diaries – 7091 Hastings St, Moorpark, CA, 93021
7091 Hastings St Moorpark, CA 93021 – 5 bedroom 3 baths, 2392 sqft, HOA pool, no spa, $150 monthly.
This escrow went very well for both the seller and buyer. Escrow closed on time and happy customers all around. Unfortunately, the Day before escrow closed, it was very windy and the side gate blew off the hinges and into many pieces. I had a handyman out there the next day, new fence installed and escrow back on track. The seller and buyer were very understanding and excited to close. Here is a description of this unique property in Moorpark. Sitting on nearly half an acre, this beautifully done 5 bedroom home was truly rare for the surrounding area. Located in the quiet and secluded Varsity Park Estates, the owners were able to enjoy the quiet bliss of the large lot and huge backyard bordered by wilderness. The home had recently been updated including paint, bathrooms, kitchen and front and backyard landscaping. Another unique feature was the downstairs master bedroom with double door entry, remodeled bathroom with dual vanity, vaulted ceiling and French doors that beautifully frame the picturesque views of Happy Camp Canyon Park. The additional bedroom and full bathroom downstairs was perfect for an office or aging family member. The updated kitchen sparkles with stainless steel appliances, granite countertops and a magnificent view of the backyard and sprawling landscape. The family room was spacious with high vaulted ceilings that spill into the living room with easy flow into the kitchen. The home came with an ample 3 car garage, room for plenty of storage and a dedicated laundry room. The location also allows the new owner to take advantage of being a remarkably short distance to the award-winning Rustic Canyon Golf Course, Moorpark College, restaurants, and daycare center.
During an open house, I had pictures of other homes in the neighborhood with remodeled kitchens converting to open concepts.
When fielding offers I would update the buyer’s agent and lender with an insurance quote on the property due to recent insurance hicks. This aided in the seller obtaining an offer from a buyer that won’t be caught off guard and have to potentially withdraw.
